Fractured Condominiums
Trigild has helped reposition numerous condominium and other residential projects throughout the country, offering specialized expertise in asset management, home owners’ associations and financial analysis to enhance performance – and returns -- in today’s uncertain economy.
Condominium communities require special expertise and know how – and may have as many as four on-going operations that must be simultaneously coordinated. The Triigld Team has extensive background in:
- Retail Sales: Unit pricing must fit with an appropriately designed marketing program.
- Rental Operations: To general revenues, unsold units can be rented through avenues that do not conflict with the retail sales campaign.
- Owners’ Association Operations: A receiver may take control of the Owners’ Association to ensure that sales and rental efforts are facilitated, revenues are collected, expenses paid and records maintained.
- Construction / renovation / refurbishment: Whether the project entails new construction or condominium conversions -- unit interiors, grounds and exteriors should meet market standards.
Trigild has skilled personnel with specific experience in identifying, engaging and coordinating the most effective professionals within each pertinent submarket. Unfinished Construction
When a property is in the midst of halted construction or work-in-progress, Trigild’s proven negotiating skills, exacting budgeting procedures and detailed reporting system enable us to re-establish working relationships, assess funding requirements and revitalize project activities for realistic results.
When appropriate and possible, Trigild works with the existing parties. Critical vendors are identified and put at ease through mutually beneficial agreements. When necessary, Trigild will identify outside professionals to provide the critical services to secure and maintain the property for liquidation or through project completion and sale.
Subdivision and Land Lots
After securing a property, Trigild reviews approval and entitlement factors -- ascertaining where value-adding aspects may exist while identifying and evaluating demand factors. Safety issues, property taxes and infrastructure are carefully examined. If necessary, a local tax consultant is tapped to successfully challenge property tax values.
